As part of an extensive building renovation project completed by Arise and begun under the practice of J David McAuley Architect Inc., Arise prepared a feasibility site plan for a multi-residential development on a vacant surplus portion of their Tillsley Drive property in Kitchener, intended for future severance and sale to a private developer to fund expansion and capital improvements to the on-site Citadel.

The plan optimized yield and value through careful massing, unit mix, parking strategy, and circulation, while addressing setbacks, height, density, access, servicing, stormwater, and barrier-free considerations, positioning the land for competitive disposition and providing proponents confidence in approvals viability and development economics.
